National specialist brokerage firm HTL Property has been exclusively appointed to manage the sale of the Avon Valley Inn, Gloucester. The hotel has been upgraded throughout; presenting a genuine turn-key operation with considerable untapped upside across weddings, events, live music and outdoor activations via its generous external function areas. The property represents a highly scalable opportunity to shape a genuine destination venue within one of NSW’s most naturally engaging regional tourism corridors.
Positioned upon a prominent 1,197sqm* site, the hotel is strategically located in the centre of Gloucester, benefiting from inclusion within both the Mid North Coast and broader Greater Hunter Region catchment. Gloucester is within practical and direct driving distance of the Barrington Ranges, Armidale, Tamworth, Newcastle, Taree, Forster, Seal Rocks and Blueys Beach – consistently capturing diversified inflow from both hyper-local visitation and drive-to regional tourism markets.
The Avon Valley Inn has undergone substantial capital works and upgrades including refurbishment of 13 accommodation rooms (freshly painted, new carpets, upgraded bathrooms), three revitalised bar areas, multiple dining zones, a new private function room and an expansive beer garden that naturally lends itself to structured live music calendars and events programming. The hotel also benefits from completely upgraded plant, equipment and operational infrastructure including new beer systems, extensive solar installation and multiple cool rooms.
Further operational upside remains via the potential introduction of a café platform and takeaway bottle shop, both of which are naturally complementary to the asset’s positioning and underwrite the hotel’s ability to function as a multi-channel regional hospitality destination.
“This is an operationally de-risked and income-ready regional hotel with material headroom for an incoming operator to commercialise the event, outdoor function and weddings market” advised HTL Property’s Ben Kennedy. “The extent of refurbishment and capital investment removes future uncertainty and genuinely allows an incoming purchaser to commence trading from day one.”
“Gloucester sits uniquely between major population centres and high demand tourism destinations – allowing The Avon Valley Inn to draw upon multiple markets simultaneously” added HTL Property’s Xavier Plunkett. “Being positioned between the Mid North Coast and the Greater Hunter, and within easy reach of national parks, beaches and inland regional hubs, materially enhances the hotel’s ability to become a true destination venue. This catchment framework directly supports future growth in accommodation demand, events, weddings”.
The Avon Valley Inn is being offered for sale via an Expressions of Interest campaign closing at 3:00pm (AEDT) on Tuesday, 9 December 2025 (unless sold prior).
