The leasehold interest in the Duke of Enmore Hotel has been sold to emerging food and beverage operator Jamie Thorpe.
Thorpe owns two other inner city predominantly food and beverage focused leaseholds, being the nearby Oxford Hotel (Petersham); and the Local Taphouse (Darlinghurst).
HTL Property’s Sam Handy and Blake Edwards executed the campaign which saw 24 parties formally inspect the hotel and yielded seven offers to purchase. The sale also follows HTL’s recent negotiation of the nearby Sly Fox Hotel in Enmore.
Occupying a prominent 430 sqm block on the corner of Enmore Road and Simmons Street, The Duke was renovated in late 2018; and accordingly repositioned with an offering of craft beer, natural wine and an elevated pub bistro menu.
With a slew of new restaurants and bars opening on the Enmore strip over the last few years, the new offering was a welcome addition to the neighbourhood and commanded keen interest with the Enmore locals. Unfortunately though, the previous tenant appears to have fallen victim to the recent COVID-19 closures which has sent a financial ripple through the NSW hospitality sector.
“I have been absolutely delighted with the process and am thrilled with the new tenant”, advised longtime owner and landlord Charlie Mehanna.
“I set the boys the challenge of having a tenant in by Melbourne Cup Day, and they delivered with five weeks to spare” added Mehanna.
Incoming tenant Thorpe is said to be very excited about securing the Enmore trading opportunity, and already has a clear vision for the venue having snared ex Frankie’s Pizza manager Sabrina Medcalf to spearhead the new venture.
“I’m very proud that our team’s hard work during the shutdown has afforded us this incredible opportunity. We plan to bring our operating model of honest food & beverage to the Duke; in order to give Enmore the pub it deserves” concluded Thorpe.
Enmore is widely considered to be a precinct on the rise with the presence of Merivale’s Queens Hotel, the recent $2.5 million renovation of the Warren View Hotel and rebranding of the Sly Fox Hotel.
“As with our recent sale of the nearby Enmore Hotel leasehold, our Vendor’s brief was to secure him a quality tenant with a clear and demonstrable track record and pedigree of successful hospitality business activation” advised HTL Property Director, Sam Handy.
“We were inundated with enquiry over the course of this campaign and consequently, are now discreetly working with several landlords to place these prospective operators within the right trading opportunities” Handy concluded.
