Southern Highlands Argyle Set to Shine

The freehold component of the imposing Argyle Hotel in the Southern Highlands has been listed for sale with leading national pub brokerage agency, HTL Property.

The hotel is situated within the thriving town centre of Moss Vale, which counts national retailers such as Coles, ALDI, Harvey Norman, BWS & McDonalds as key retailers. The township is forecast to welcome an additional 5,000 residents once the nearby Ashbourne Masterplanned community is completed.

HTL Property’s Blake Edwards and Sam Handy have been exclusively appointed to handle the sale, which is anticipated to garner interest from investors seeking a long lease with a secure income on a large landholding in a blue-chip location.

With a combined 15 years left on the lease, and with favourable net lease terms and a current passive rent of $505,714 + GST per annum; the Argyle Hotel occupies a high-profile position on the Illawarra Highway within the town centre of Moss Vale.

‘The most recent transactional evidence in the form of significant regional New South Wales freehold investment hotels were the sales of the Amaroo Tavern (Dubbo) and the New Albury Hotel (Albury) – which delivered yields of 4.10% and 4.09% respectively’ advised HTL Property Director, Sam Handy.

“In terms of this asset class, the strength of the tenant, the scarcity of New South Wales investment grade hotel opportunities; and the undisputed quality of the hotel being sold, indicates to us a replication of keen interest is expected” Handy concluded.

The sale of the Argyle Hotel is being exclusively managed by HTL Property, with the Expression of Interest campaign scheduled to close at 12pm on Thursday 20 March 2025.
