In the week following the national record sale of a hotel for 2024 in the form of Bondi Junction’s Tea Gardens, market leading national brokerage agency HTL Property has been exclusively engaged to sell the Raby Rose Hotel & Shopping Centre (formerly the Raby Tavern) situated in Sydney’s booming South- West corridor on behalf of the well-known DeAngelis family (DHI).
“DHI have done a fantastic job repositioning the venue during their tenure, spending c.$5m on a complete internal reconfiguration, expanding the bistro and alfresco areas as well as activating a basement level car park” commented HTL National Director, Dan Dragicevich.
The capital works have been warmly received by locals with departmental revenue increasing by over 50%, however there is also significant further upside across the site as well as the area continues to develop and augment population.
The venue enjoys a virtual monopoly across four suburbs that sit to the west of the Hume Motorway, drawing on over 25,000 residents in its local catchment alone. The mixed-use 8,229m2 property holding incorporates the Raby Rose Hotel, with full Hotel Licence and 28 valuable poker machine licences; as well as the 11-tenancy arcade style Raby Shopping Centre which services the local community and drives foot traffic for the Hotel.
“Ownership of The Raby Rose has been a wholly prosperous experience for our family, and we are proud of what we have achieved with the renovation and reconfiguration. As such, we feel it’s the right time to refocus our energy on the soon to be opened Edmondson Park Hotel, and consequently remain continually on the lookout for additional greenfield opportunities” noted DHI Director, Pete DeAngelis.
“We are firmly on the record attesting to the renewed and demonstrable uptick in investor sentiment within the NSW pubs market. This check-step in transaction landscape cadence is best evidenced by the particularly active deal phase to close off FY24 and begin FY25 with over $300m worth of venues being sold in the last two months alone” add HTL Managing Director, Andrew Jolliffe.
