Orange the New Black as Regional Records Tumble

In a sign of the investment market’s directional pivot towards regional centres, The Robin Hood Hotel has sold in an off-market deal managed by specialist boutique brokerage agency HTL Property, in what is a record sale for sub-metro markets.

Owned for 22 years by the Marshall family, the enormous suburban hotel has been acquired by a new regional fund set up and managed by leading Sydney hotelier Jason Marlow and his wife Peta.

“Our family has thoroughly enjoyed its tenure at this wonderful hotel however it is time to move on, and in doing so we are delighted to pass the reins to another family enterprise with a rich history of hotel operations” advised well known hotelier and Vendor Warwick Marshall.

The hotel, set upon a large land holding of 32,700sqm, is a very highly regarded hotel within the wider Central West of NSW, and comprises all forms of traditional hotel revenue streams.

“Whilst clearly our largest in terms of value, the sale of the Robin Hood Hotel represents our boutique firm’s 11th regional hotel sale in NSW in as many weeks this Calendar Year, and typifies the expansive lens we are seeing applied by operators and investors of the highest order” commented HTL Property Managing Director, Andrew Jolliffe.

With an existing suite of Metropolitan hotels already in its impressive stable, successful Purchaser Jason Marlow has highlighted an opportunity to expand his private operations to incorporate key hospitality assets in Regional centres.

“Having physically assessed numerous Regional Centre opportunities in the past few years, we have identified Orange as a geographical location with multiple revenue inputs and an underlying economic base which we feel will sustain high quality offerings such as the Robin Hood well into the future” advised Marlow.

“Warwick and his family have done a fantastic job with the hotel, and we look forward to continuing the high level operation he has clearly provided for many years” concluded Marlow.

Well known for its outstanding restaurant facilities, the hotel enjoys strong support from a range of local clientele, as well as tourism and special event based patronage.

“Our client is to be congratulated for the way in which he and his family have curated such a high grade offering over a number of years, and the sale represents for the Marshall family a fitting exit following numerous years of dedication to service and the Orange community” Jolliffe concluded.

HTL Property’s sale of the record setting Robin Hood Hotel follows the firm’s recent sales of the Lennox Head Hotel and Manly’s Ivanhoe Hotel.

“2021 has borne witness to a prosperous commencement in terms of transactional activity, and we look forward to updating the market further with additional sales already concluded; but not yet publicly disclosed” added HTL Property National Pubs Director, Dan Dragicevich.
