Large Format Regional Hotel for Sale by HTL Property

The Tattersalls Hotel in Goulburn has been listed for sale with price expectations around $13 million.

The hotel is widely considered to be the best pub in Goulburn, with the campaign subsequently tipped to attract a large mixture of local interest, buyers from surrounding regional centres and undoubtedly hoteliers from Sydney.

With annual revenues in excess of $4,450,000, the hotel features a 3:00am liquor licence, and one of the largest trading footprints within Goulburn.

There are 16 gaming machine entitlements attached to the licence, operating within a red zone SA2 classification – offering an incoming operator a level of protection against other competitor hotels increasing their gaming machine holdings.

Owner Peter Griffiths cites his family’s recent relocation to Albury as the rationale behind the sale.

‘Our family has lived in Goulburn for the last seventeen years but have relocated to Albury for both business and lifestyle reasons’ suggested Vendor Peter Griffiths.

‘The Tattersalls Hotel is really well positioned for an incoming operator seeking an immediate cash flow, and with very little capital expenditure required’ Griffiths added.

Located on a 2,883 sqm site, the hotel is strategically located within the Goulburn CBD and at the southern end of Auburn St; consequently enjoying demand drivers such as ALDI, the Goulburn Marketplace and Quest Serviced Apartments all situated nearby.

The site offers future mixed-use redevelopment potential, underpinned by E2 Commercial Core zoning, 15-metre height approval; and an attractive FSR ratio of 2:1.

HTL Property’s Blake Edwards and Sam Handy have been exclusively appointed to steer the campaign, and advise that the Goulburn pub’s market has seen considerable activity and rapid consolidation over the last few years.

The campaign follows other recent regional transactions including the Royal Hotel (Armidale), Tattersalls Hotel (Casino) and the Namoi Hotel (Narrabri).

“The regional pub market has been comparatively sluggish over the last six months, with both an under supply of quality hotels available; and buyers struggling to understand where fair value sits in an escalating interest rate environment” advised HTL Property Director, Sam Handy.

The Tattersalls Hotel is being offered via an Expression of Interest campaign closing at 5:00pm on Thursday 28th September 2023 (if not sold prior).
