Press Release

Landmark Sale of Brisbane CBD Hotel by HTL Property

Specialist national brokerage firm, HTL Property, is pleased to announce the successful sale of the Madison Tower Mill Hotel on behalf of Madison Hotel Group. The sale process for the 70-key hotel was managed by HTL Property National Director Andrew Jackson; alongside HTL Directors, Nic Simarro and Glenn Price.

Positioned within walking distance of Brisbane’s Golden Triangle, key 2032 Olympic precincts, Suncorp Stadium and the Roma Street Parklands; the impressive asset attracted more than 175 enquiries, and generated nine formal offers to purchase.

Madison Tower Mill Hotel was ultimately acquired by a highly experienced Brisbane hotel operator, with the acquisition supported by private family investment originating from South Korea, and reflecting continued international confidence in Brisbane’s hospitality market.

The hotel offers recently refurbished guest accommodation, presenting immediate operational upside through revenue optimisation and repositioning initiatives. Further opportunities exist to improve the performance of the ground-floor bar precinct, particularly through clearer delineation between public bar and gaming areas to enhance patron flow.

A key highlight of the property is its underutilised rooftop level, which provides scope for redevelopment into a conference and events space; or premium restaurant and bar. With sweeping views of the Brisbane CBD skyline, the rooftop presents an opportunity to establish a distinctive hospitality offering in a tightly held inner-city market.

National Director of Accommodation, Andrew Jackson, said:

“The sale of Tower Mill Hotel highlights the ongoing demand for well-located, integrated hospitality assets in Brisbane, particularly those with genuine repositioning and long-term growth potential”

“The purchaser is a private buyer and experienced hotelier who recognizes the strength of the asset’s location, existing accommodation offering and future upside within one of Australia’s fastest-growing markets” Jackson added.

Nic Simarro, Director of Accommodation at HTL Property, added:

“Accommodation assets with gaming entitlements attached remain exceptionally tightly held, and as such are among the rarest opportunities in Australia’s hotel investment market”

“The combination of established accommodation income, gaming revenue and the ability to add value through active hotel operations is highly sought after. When assets of this calibre are brought to market, they consistently attract interest from a broad cross-section of buyers” commented Simarro.

“In this campaign alone, we received enquiries from local and interstate investors, offshore-backed groups and several of Australia’s most prominent traditional pub operators; ultimately generating nine competitive offers, and a premium result for our valued clients” concluded Price.

The transaction further reinforces HTL Property’s track record in delivering successful outcomes across complex hospitality asset sales nationally.
