A landmark hotel at Rockhampton in Central Queensland is being offered for sale via auction by Ray White Hotels Australia.
The Saleyards Hotel at 52 Gladstone Road, Allenstown, is being marketed by Sean Dollar, Leon Alaban and Tony Bargwanna of Ray White Hotels Australia.
Mr Dollar, Ray White Hotels Australia‟s Director of Sales and Business Development, said the hotel is located on a high profile corner site of approximately 1,040 sqm and is being marketed as freehold going concern.
“The hotel offers the opportunity for a strong return with the lease incorporating an annual net rent of more than $170,000,” he said.
“The lease has approximately six years remaining as well as a 10 year option. Ownership of the gaming authorities remains with the freehold owner.”
Mr Dollar said the Saleyards Hotel was steeped in history and made it a highly popular location for locals and tourists.
“The hotel was originally built in the 1880‟s but was demolished and rebuilt in the 1930‟s and recently underwent a $150,000 renovation,” he said.
“The hotel features a public bar, bistro, lounge, PubTAB, 15 electronic gaming machines, Keno, six accommodation rooms and an onsite manager‟s residence.”
Mr Alaban, Ray White Hotels Australia Director of Investment Sales Queensland, said the hotel is located on Gladstone Road, the main arterial into Rockhampton at the merging of the Bruce Highway and Capricorn Highway.
“With the tenant paying 100% of the outgoings the opportunity presents as an ideal passive investment for a buyer seeking a freehold asset on a net return” he said. The hotel is located in the progressive suburb of
Allenstown and it enjoys excellent vehiclular exposure from the large volume of passing traffic; the property is only three kilometres south-west of the Rockhampton CBD,” Mr Alaban said.
The property will be auctioned at 10:30am (AEST) on Friday, December 9, 2011, at,
Level 5 “Riverside Centre‟, 123 Eagle Street, Brisbane.
