Landmark North Sydney CBD Leasehold Hotel Sold by HTL Property

Leading national brokerage agency HTL Property is pleased to announce the successful sale of the highly desirable leasehold interest in Billy Barry’s Hotel, strategically located in the rejuvenated and now bustling North Sydney CBD.

The successful sale of the popular watering hole was exclusively managed by HTL Property Directors, Blake Edwards and Sam Handy; who conducted a competitive sale process that ultimately concluded immediately at the conclusion of the formal Expression of Interest campaign deadline.

“This is an irreplaceable leasehold opportunity, and the asset was rightly matched with significant market interest” advised HTL Property Director, Blake Edwards.

“Fundamentally, it was the ownership of both the liquor licence and all 27 gaming machine entitlements that underwrote the strength of this offering” added Edwards.

The business generates approximately $7,000,000 in diversified annual revenues, and enjoys an average ILGA gaming ranking of #304 over the past 12 months – making it consistently the third highest performing venue within the North Sydney LGA.

Significantly, the asset includes a 2am liquor licence and 27 high-value gaming machine entitlements owned by the tenant—attributes which significantly enhance the in-situ value of the hard assets owned by the business.

“This transaction was effectively underpinned by the intrinsic value of the gaming and liquor entitlements. In that sense, the buyer has secured not just a strong business, but a rare collection of appreciating hard assets” Edwards added.
