HTL Property Brings Another Windsor Hotel to Market

 

Leading pub brokerage firm HTL Property has been appointed to offer the hotel to market, with Blake Edwards and Sam Handy engaged to execute the sale campaign.

The same agents sold the hotel to a consortium of shareholders in late 2021 for $8,250,000.

The hotel is prominently positioned at the northern end of the Windsor retail/commercial precinct, and occupies a large 1,538 sqm site. It was most recently ranked #769 for the Jun-24 quarter, and holds a 1:30am late night trading approval with 15 gaming machine entitlements attached.

Built in 1840, the hotel was historically known as the Commercial Hotel. The name of the venue changed over the years (as the pub changed hands) until the original pub was demolished in 1938 by Bert Tate; and reopened as the Windsor Hotel. It has always affectionately been known as the Tates Hotel, which the previous operators adopted some years ago.

The hotel is expected to attract interest from a broad range of hoteliers – most notably either regional operators seeking a foothold in the metropolitan market; or owners of greenfield sites being built in both the North-West and South-West growth corridors of Sydney. The recent inner city sale of the Garry Owen Hotel (Rozelle) and Shakespeare Hotel (Surry Hills), would
also suggest that some inner city suitors will perhaps start looking further afield at an opportunity such as the Tates Hotel.

“Tates Hotel represents a high quality entry-level acquisition opportunity, and will subsequently be very attractive to a number of buyer segments” suggested HTL Property Director, Blake Edwards.

“We’re consequently anticipating strong interest and competitive bidding from the market on this one” Edwards added.

HTL Property enjoys an incredibly strong record in divesting freehold hotels within the Hawkesbury LGA, having sold the Vineyard Hotel, Royal Hotel, Richmond Inn, Bligh Park Tavern, RG McGees, Clarendon Tavern, Tates Hotel and Fitzroy Hotel in recent times. Importantly, the region has attracted some of the biggest names in hospitality, all seeking a trading opportunity within the lucrative North-West Sydney growth corridor.

“We’ve been fortunate enough to have dealt on a number of significant pub transactions within the Windsor-Richmond catchment, and accordingly maintain an active relationship with the market in this area” commented HTL Property Director, Sam Handy.

“Further underlining the relative strength of the catchment, is the fact that experienced operators such as Dan O’Hara, Nick Wills, Ashton Waugh, Mark Kennedy, the Laundy family, Warren Livingstone and Peter Wynne all own hotels within the region” concluded Handy.

Tates Hotel is being offered for sale on an exclusive basis and via Expression of Interest, with the sale campaign scheduled to close on Wednesday 6 November 2024 (if not sold prior).
