HTL Property Announces Sale of Capricorn Coast Site

Specialist national brokerage firm HTL Property is delighted to announce the sale of a DA approved Residential Land Lease Community development site, located in the vibrant Rockhampton Region on the Capricorn Coast in Queensland.

The on market EOI sales campaign was steered by HTL’s Queensland Director of Accommodation Brokerage Paul Nyholt, together with Andrew Jackson out of the firm’s Sydney office; generating over 60 registered enquiries.

“We were particularly pleased with the response to the sales campaign, which drew participation from institutional investors and corporate operators, as well as private developers, private syndicates and new entrants to the land lease sector” commented HTL Director, Paul Nyholt.

“The response and ultimate result achieved are both a strong indication of the market’s ongoing appetite for land lease community sector product” Nyholt added.

The 27.82 hectare DA approved site allows for 319 home lots and associated facilities, all within a Residential Land Lease Community development.

“The interest generated culminated in numerous bids received at the close of the campaign” added Nyholt.

“A subsequent period of closed negotiations delivered an outcome that exceeded our client’s expectations, both in terms of price and deal terms achieved” advised Nyholt.

The Capricorn Coast is one of Queensland’s fastest growing areas outside the southeast corner, and already boasts a population of over 120,000 residents. The Region is particularly popular as a retiree lifestyle destination.

“This is evidenced by the fact that Zilzie and surrounding locations feature a high proportion of retirees, with approximately 42% being aged over 50 years” concluded Nyholt.

The successful buyer was well known to HTL Property, with a proven track record of deal completion; and accordingly providing certainty for our client.
