HTL Property is pleased to announce the sale process for Newcastle’s popular Lambton Park Hotel.
Lead agents Blake Edwards and Dan Dragicevich are managing the sale on behalf of the Riversdale Group. The impressive hotel asset is being offered for sale via an on-market expression of interest campaign; closing 7 December 2022, if not sold prior.
Located in suburban Newcastle, the venue occupies a prominent position adjacent the Lambton Park sports and recreation area, and occupies a 1,038m2 block comprising 10 off-street car parks. The offering includes a bar, bistro, gaming room with 12 valuable entitlements; footway seating and an alfresco patio area.
In addition, the vendors have obtained two fully costed DA’s, one opening up the ground floor patio and gaming area; and the other activating the first floor via a new bar and seating area, with panoramic views over Lambton Park.
“Hotels in Newcastle are always actively sought after investments, due largely to the approachable price point for assets which often enjoy similar economic and demographic metrics to Sydney pubs” stated HTL’s National Director, Dan Dragicevich.
“Buyers considering this asset will be drawn to the historically strong and diversified revenue inputs, as well as the intrinsic value of the land, building and gaming entitlements and the potential upside through the activation of the various DA’s” Dragicevich continued.
“We have enjoyed wonderful success selling pubs in Newcastle this year, with four transactions totaling well over $60m” commented HTL Property Director, Blake Edwards.
HTL’s Newcastle track record in 2022 includes the Beaches Hotel in Merewether, Beauford Hotel in Maitland, Sunnyside Hotel in Broadmeadow and Northumberland in Lambton representing a market share of 80% of all pub transactions.
