Highclere Sets Sale from Botany

Following the leading national brokerage firm’s recent market disclosure regarding the $136m record sale on behalf of valued client Redcape Hotel Group, HTL Property is today delighted to announce the follow up sale of the Captain Cook Hotel in Botany on behalf of Warren Livingstone’s award-winning Highclere Hospitality Co.

The discreet off market transaction was negotiated by HTL Directors Dan Dragicevich and Andrew Jolliffe, and represents the 11th NSW pub sold by the market leading firm in the June quarter alone.

Highclere purchased the venue in 2020 and have since injected significant capex into the once somewhat old fashioned, blue-collar venue.

“Highclere have overseen an outstanding transformation of the Captain Cook into a vibrant local community hub, now catering for a broad section of clientele and establishing the venue as a genuine drawcard for the area” noted HTL National Director, Dan Dragicevich.

Purchased by industry stalwart Kent Walker’s Lesday Hotel Group, the acquisition takes his portfolio to 11 venues spread across the Sydney metropolitan area and Wollongong.

Occupying a prominent, high foot traffic retail position on the arterial Botany Road, the venue enjoys late trading privileges, an attractive Will Dangar-designed beer garden, 30 GME’s and 11 ensuited Motel rooms.

“The Captain Cook exhibits all the fundamentals of a sustainable pub business model which, when coupled with the Bayside LGA development story, go a long way to ensuring sustainably prosperous earnings growth” Dragicevich added.

The sale of the imposing Captain Cook Hotel caps off a busy three months upon the national hotel landscape.

“Transaction volumes are demonstrably up on the same period last year, however more saliently perhaps, is the patently experienced complexion exhibited by the successful buyer universe that we are equally encouraged by” advised HTL Property Managing Director, Andrew Jolliffe.

“So whilst we have been very fortunate as a firm to have curated some material sales these past few months, perhaps more instructive has been the advanced display of market kinesthesia promoted by the likes of the highly considered Laundy and Walker families; particularly when it comes to responding to the chronological opportunities that reveal themselves to investors in any given economic cycle” Jolliffe concluded.
