Press Release

Gunnedah’s Oldest Pub Seeks Its Next Custodian

HTL Property is pleased to announce it has been exclusively appointed to manage the sale of the Imperial Hotel, Gunnedah – a rare vacant possession freehold opportunity positioned at the heart of one of regional New South Wales’ most active inland centres.

Prominently located on a 1,175sqm* MU1-zoned corner site, the ‘Impy’ occupies a position of genuine importance within the town. Licensed since 1878 and widely regarded as ‘The People’s Pub’, the two-storey hotel comprises eight accommodation rooms, a manager’s residence, a commercial kitchen, and multiple internal and external trading areas. The property also benefits from immediate proximity to national retailers including Coles, Aldi and KFC, providing strong foot traffic and high visibility along Barber and Chandos Streets.

“With a substantial landholding and flexible zoning, the fundamentals are sound. It is a venue that can be operated or repositioned immediately. The Impy is a well-known hotel that has more to give,” said HTL Property’s Ben Kennedy. “This opportunity would resonate with both established operators and also those entering the hotel sector,” Kennedy added.

Annually Gunnedah hosts AgQuip, Australia’s largest agricultural field day attracting more than 100,000 visitors and further reinforces consistent demand for local accommodation and hospitality services. The town’s economy has strengthened materially, with Gross Regional Product now exceeding $2.2 billion following strong growth over the past five years.

“The timing is right, with Gunnedah benefiting from meaningful public and private investment. Projects include the $53 million hospital redevelopment, increased mining activity, and ongoing rail and infrastructure upgrades. This growth is flowing through to the population, workforce demand and hospitality spend,” said HTL Property’s Paddy Dalton.

“Beyond the fundamentals, The Imperial is profitable, scalable and well located, and it also retains a genuine sense of character,” said Dalton. “It’s a pub with a loyal local following and a strong story, making it as much a lifestyle opportunity as a financial one and that’s something increasingly more difficult to come by,” added Dalton.

Expressions of Interest close 4:00pm AEDT, Friday 13 March 2026 (unless sold prior).
