HTL Property has been exclusively appointed to offer for sale a partially completed, development approved Residential Land Lease Community located in the highly sought‑after Mid North Coast region of New South Wales.
The campaign is being led by Andrew Jackson, National Director of Accommodation at HTL Property, together with Paul Nyholt, Director of Accommodation in Queensland; on behalf of an investment syndicate managed by a Sydney‑based unlisted fund manager.
The approved development comprises 91 homes within a master‑planned over‑55s land lease community, featuring residents’ facilities including a swimming pool, BBQ pavilion and extensive landscaped open spaces with waterways, walking paths and viewing areas.
Importantly, the village is already well advanced, with more than half of the approved sites constructed and sold to owner‑occupiers.

Paul Nyholt, Queensland Director of HTL Property, highlighted the attraction of the existing income profile.
“The occupied sites provide an incoming owner with a meaningful, highly secure and passive recurring income stream,” Nyholt said.
“Site fee income was approximately $528,000 in the 2025 financial year, and will continue to grow as additional homes are delivered” Nyholt added.
“This income profile is further enhanced by the development margin generated through ongoing home sales” Nyholt concluded.
