The Mitchell River Tavern, situated in the coastal Victorian township of Bairnsdale, is being brought to market by leading national pub brokerage firm HTL Property in conjunction with Burgess Rawson.
The Victorian-era two storey hotel is located just a stone’s throw from the picturesque Mitchell River which runs through Bairnsdale; around three hours drive east of Melbourne and before it meets the ocean at Jones Bay.
The hotel has been owned and operated under management by the Carrison family for a period of 32 years and who have now engaged
Sam Handy and Andrew Jolliffe from HTL Property; and Keiran Bourke from Burgess Rawson to steer an on-market sale process.
‘The Mitchell River Tavern presents as a very rare freehold going concern opportunity and arguably one of Victoria’s best priced gaming pub opportunities’ suggested HTL Property Director, Sam Handy
‘With only two gaming pubs and a population of ~17,500 residents, the hotel enjoys very limited competition and excellent macro investment fundamentals’ Handy added.
Having only recently been renovated and refurbished, the 1,436 sqm site enjoys prominent positioning upon the Princes Highway, and features multiple upside levers for an incoming owner to explore; most notably the introduction of a designated public bar and outdoor beer garden.
The Mitchell River Tavern possesses a liquor licence with both ‘early opener’ and extended trading hours flexibility, plus 16 x valuable gaming machines. It separately boasts an enormous and largely under-utilised trading footprint featuring a bistro, TAB, gaming room, large function room, 12 x well appointed accommodation rooms (all with ensuites), as well as a drive-through bottle-shop and ample undercover parking.
“Last week’s announcement of the Sand Hill Road deal with AVC illustrates the strength and interest in the Victorian Hotel market, and as such we are confident cross border interest in this high quality opportunity will again feature prominently” advised HTL Property Managing Director, Andrew Jolliffe.
The sale of the Mitchell River Tavern is by way of Expression of Interest, and concludes on Thursday 15 September 2022 (unless sold prior).
End.
