Approved Sydney Greenfield Hotel Site Sold by HTL Property

Following a large number of freehold going concern sales by leading agency HTL Property over the past 10 weeks, the national firm today announces the sale of the proposed Oxley Ridge Tavern, in the Soutth-West Sydney suburb of Cobbity.

Originally acquired in joint venture partnership by the Cottle, Laundy and Wearn families, the approved hotel and QSR development has been traded in an off-market fashion by Andrew Jolliffe and Dan Dragicevich of HTL’s Sydney office.

The Oxley Ridge Tavern is to be developed by Joel Fisher’s Monarch Hotel’s; and is expected to be open in late 2026.

Monarch Hotels, along with Laundy Group, the Feros Group and Momento Hospitality, have been responsible for 90%+ of large-scale Sydney greenfield hotels over the last 5-10 years.

The Oxley Ridge Tavern development will closely follow Monarch’s hugely successful Willowdale Hotel, developed by Monarch in 2023; and which has climbed from 339 in Jun23 Qtr to no 36 in Dec25. Cementing itself as one of Sydney’s large format and premier gaming, food and beverage venues.

The development of the Oxley Ridge Tavern will be Monarch’s fifth (5th) greenfield hotel development in recent history – with other successful hospitality projects by Monarch including Shellharbour’s Central Hotel, Willowdale Hotel, Brisbane’s recently developed Flagstone Tavern (of which HTL recently sold the leasehold interest to Redcape); and the award-winning Waterfront Tavern (Shell Cove), adjacent the Waterfront Hospitality Precinct, developed in 2021 in a Joint Venture with Frasers Property.
