HTL Property is most pleased to announce the upcoming sale process for the Australian Hotel in Wingham; situated on the picture-perfect Mid North Coast of NSW.
The Australian Hotel is being offered for sale via an Expression of Interest sale campaign closing 19 March 2025 at 12pm (if not sold prior).
The sale is being exclusively managed by expert HTL Property agents, Blake Edwards and Xavier Plunkett.
The freehold going concern hotel is situated 10km west of Taree, and is the only pub in Wingham. The popular property sports a busy bar, bistro, 11 pub style accommodation rooms, a 3-bedroom manager’s unit, a gaming room with 13 valuable gaming entitlements; and is licenced to trade until 1.30am on both Friday and Saturdays.
“There exists only one pub in Wingham, for around 5,300 residents; which is one of the better pubs per capita ratios we’ve seen in NSW” commented HTL Property Director, Blake Edwards.
“Limited competition from other licensed pubs and a large exclusive catchment of potential customers is always an appealing attribute for hotel buyers. With this asset, you essentially monopolise the pub trade in Wingham” Edwards continued.
The vendor is Macksville based publicans Tim and Tammy Smith, who are divesting the asset in order to be geographically closer to family.
“Our daughter is now based in Brisbane, so it makes more sense for us buying pub in between where we live, and where our kids do. Wingham is in the wrong direction for us now, so we have not been able to immerse ourselves in the business the way we envisaged when we bought the pub” commented vendor, Tim Smith.
HTL Property has exclusively managed the sale of numerous North Coast hotels in leading geographies such as Port Macquarie, Port Stephens, Byron Bay, Brunswick Heads and South-West Rocks to name a few. The North Coast of NSW has always drawn wide and a active appeal from deliberate investors given the fertile short and long stay holiday trade enjoyed; and also as a result of the sustained population increase experienced in the region, given how both Sydney and interstate migrators have prioritized the region’s lifestyle opportunities.
“Underpinned by millions of room nights indexed to the increasing numbers of holiday makers throughout the whole year, and a similarly increased permanent population base, it is unsurprising that State and Federal government agencies have continued to allocate infrastructure funding to the NSW North Coast regarding a range of positive initiatives” Edwards continued.
“All factors pointing towards a robust investment thesis and an opportunity to secure a unique asset in an unmistakable growth corridor” Edwards concluded.
The Australian Hotel is being offered for sale exclusively by HTL Property and via an Expression of Interest campaign; and concluding 18 March, 2026 at 12pm (if not sold prior).
