National specialist brokerage firm HTL Property is pleased to announce the successful sale and settlement of the Freehold Going Concern interest in The Guyra Hotel, located in the prominent Northern Tablelands township of Guyra, NSW.
HTL Property’s Xavier Plunkett and Ben Kennedy were exclusively appointed to manage the transaction, which generated substantial market interest and resulted in a successful sale to a local operator with multiple hotel assets in the area.
Positioned on a substantial 2,219sqm site*, the Guyra Hotel attracted strong enquiry due to its combination of valuable core assets and immediate value-add potential. Features include:
• 6 x Band 2 Armidale LGA gaming machine entitlements
• A public bar, gaming room and beer garden and commercial kitchen
• 11 pub-style accommodation rooms
• A large-format function space
• Significant surplus land and ample car parking
“The Guyra Hotel presented an opportunity to secure a substantial freehold asset with multiple income streams in a tightly held regional market” said HTL Property Director Xavier Plunkett. “Given Guyra’s expanding agricultural base—underpinned by potato farming, cropping, some of Australia’s finest beef, lamb, and wool production; as well as the country’s largest tomato farm—this sale reflects a strong appetite for complementary rural hospitality assets.” Added Plunkett.
The Hotel was agreed in late 2024 on a confidential structured deal that allowed the incoming purchaser to take possession under a lease agreement for an extended period. The purchaser implemented a staged revitalisation strategy to enhance operations and capitalise upon the site’s underutilised components including, an increase in gaming holdings, some cosmetic renovations, and the re-introduction of the bistro prior to settlement.
The structured transaction exemplifies HTL Property’s ongoing capability to strategically negotiate mutually beneficial outcomes for all parties involved; particularly in circumstances where key motivating factors extend beyond price.
“Guyra’s strategic location between Armidale and Inverell, the local economic drivers, and the apparent lack of any meaningful local competition has made this hotel attractive to the eventual purchaser who owns a stable of New England Hotels already” added HTL Property’s Ben Kennedy.
Located less than 30 minutes north of Armidale, the Guyra township is a well-established service centre for surrounding agricultural districts. The region’s consistent demand from contract workers and seasonal employees makes it a resilient market for hospitality services.
The sale of the Guyra Hotel marks the 27th hotel or pub transaction completed by HTL Property agents in the New England region. Having transacted over $225 million in sales, HTL has maintained an approximate 90% market share for all broker generated pub deals in the region over the past decade.
